HOUSE RULES — CEIBA HOUSE BY LUXE LIVING These house rules form part of the accommodation terms and conditions for Ceiba House by Luxe Living and apply to the guest who made the reservation and to all persons entering the property under that reservation. Failure to comply with these rules may result in charges for damage, cleaning, or replacement, restrictions on the use of certain facilities, termination of the reservation, or a report to Airbnb, as applicable and in accordance with Airbnb policies and applicable Colombian law. REGISTRATION AND GUESTS 1. All guests must complete the registration process required before check-in, providing the information and documentation requested by Colombian authorities and by the host. Valid photo identification will be required, preferably a passport for foreign guests. 2. The information provided during registration must be complete, accurate, and correspond to the persons who will actually be staying at the property. 3. All guests must be 18 years of age or older, or be accompanied by their parents or legal representatives and complete the corresponding registration before check-in. 4. The maximum overnight occupancy is 15 people. This number may not be exceeded, and the number of people staying at the property must not exceed the number indicated in the reservation. 5. Additional unregistered guests or persons staying overnight without the host’s prior authorization are not permitted. 6. The primary guest is responsible for communicating these rules to all accompanying guests and visitors and for making reasonable efforts to ensure that they comply with them. 7. Sexual exploitation, human trafficking, and any activity involving sexual exploitation or abuse are strictly prohibited. PARTIES, EVENTS AND NOISE 8. Parties, events, celebrations, large gatherings, or activities that may disturb neighbors or exceed the property’s authorized capacity are not permitted. 9. Professional sound equipment, DJs, consoles, amplifiers, or other equipment intended for events or for producing elevated sound levels may not be brought onto the property. 10. Keep the volume at a reasonable level and respect quiet hours. Ceiba House is located in a country setting intended for rest and tranquility. 11. Any gathering or activity that generates excessive noise, disturbs third parties, or disrupts public order may be considered a violation of the house rules, even if the number of people present does not exceed the maximum occupancy. 12. Violations related to unauthorized parties, events, or gatherings may result in a charge of up to USD 500 where applicable and may result in termination of the reservation or other measures permitted by Airbnb. Any payment request will be subject to Airbnb’s policies and the Resolution Center. SWIMMING POOL 13. The swimming pool is a recreational facility and must be used exclusively in accordance with the safety rules, signage, and instructions available at the property. 14. Ceiba House does not have a lifeguard or rescue personnel permanently present in the pool area. 15. Guests must take all reasonable safety precautions when using the pool. Do not swim alone and always maintain appropriate supervision of the people accompanying you. 16. Minors and persons who cannot swim must remain under the direct and continuous supervision of a responsible adult while in or around the pool. 17. Diving, head-first jumps, or any type of jumping into the pool are strictly prohibited. This prohibition applies at all times and from any point around the pool area, regardless of the water depth. 18. Running, pushing, rough play, jumping onto other people, or any other activity that may create a risk of injury is not permitted. 19. The pool may not be used while under the influence of alcohol or substances that may significantly impair coordination, balance, judgment, or reaction time. 20. Glass objects, sharp objects, or other items that may break or create a risk to people or equipment may not be brought into the pool area. 21. Always respect the marked pool depth and do not engage in activities that are incompatible with that depth. 22. Do not tamper with or operate pumps, filters, drains, circulation systems, electrical equipment, chemicals, or any other technical component of the pool. 23. Immediately inform the host of any damage, malfunction, unsafe condition, or irregularity observed in the pool or its equipment. 24. In the event of an emergency, immediately use the available rescue equipment. The national emergency number in Colombia is 123. 25. The absence of a permanent lifeguard or rescue personnel does not exempt the host or the guest from the obligations and responsibilities applicable under Colombian law. JACUZZI 26. The jacuzzi is a recreational amenity. Its use is voluntary and must be carried out in accordance with the safety and operating instructions available at the property. 27. Minors must remain under the direct supervision of a responsible adult while using the jacuzzi or remaining in its immediate surroundings. 28. Running, jumping, pushing, rough play, or activities that may cause injury are not permitted in or around the jacuzzi. 29. The jacuzzi may not be used while under the influence of alcohol or substances that may impair judgment, coordination, balance, or reaction time. 30. Glasses, bottles, or other glass objects may not be brought into the jacuzzi. 31. Do not introduce oils, chemicals, foam, salts, soaps, or other substances into the jacuzzi, except for products expressly authorized by the host. 32. Do not tamper with or disconnect pumps, filters, heaters, controls, electrical systems, drains, suction systems, or any other technical component. 33. Respect the maximum capacity indicated for the jacuzzi and avoid remaining in it for prolonged periods. 34. If you experience dizziness, nausea, weakness, difficulty breathing, palpitations, a feeling of faintness, or any other discomfort, immediately leave the jacuzzi and seek assistance if necessary. 35. If you have any medical condition or other circumstance that may make exposure to hot water risky, consult a healthcare professional beforehand. STEAM ROOM 36. The steam room is a recreational and wellness amenity, not a medical service or therapeutic treatment. 37. Use it for moderate periods and according to your personal tolerance to heat and steam. 38. Sleeping inside the steam room is not permitted. 39. The steam room may not be used while under the influence of alcohol or substances that may impair judgment, balance, or reaction time. 40. Do not bring glass objects, unauthorized electrical devices, oils, chemicals, or other substances that may affect safety or the operation of the equipment into the steam room. 41. If you experience dizziness, weakness, nausea, difficulty breathing, palpitations, a feeling of faintness, or any other discomfort, immediately leave the steam room. 42. Persons with medical conditions or particular circumstances that may make exposure to high temperatures or steam risky should consult a healthcare professional beforehand. 43. Do not tamper with, disconnect, dismantle, or alter the steam generator, controls, electrical systems, pipes, or other technical components. GENERAL AMENITY SAFETY 44. The pool, jacuzzi, and steam room involve inherent risks associated with water, wet surfaces, heat, steam, immersion, and equipment use. Guests must use these facilities prudently and comply with all available instructions and signage. 45. Using these facilities for purposes other than their intended use, or in any manner that could endanger other people, is prohibited. 46. The host may temporarily suspend the use of an amenity when a technical, sanitary, maintenance, or safety condition exists that may represent a risk. 47. In the event of an accident or emergency, immediately request assistance from the appropriate emergency services and notify the host as soon as possible. 48. Guests must immediately report any accident, injury, malfunction, or potentially dangerous situation occurring in connection with any of the amenities. 49. The rules governing the use of these facilities do not replace any legally applicable safety, maintenance, inspection, signage, emergency equipment, insurance, or other obligations of the person responsible for the property. 50. Failure to comply with these rules may result in the guest being liable for damages reasonably arising from their conduct, in accordance with applicable law and Airbnb policies. SMOKING 51. Smoking is prohibited inside the house. 52. Smoking is permitted only on the balcony, with the balcony door kept completely closed, or in areas expressly authorized for smoking. 53. This prohibition includes cigarettes, cigars, vaping devices, electronic cigarettes, and similar products. 54. Violation may result in a USD 100 charge, in addition to reasonable professional cleaning costs necessary to remove odors, residue, or contamination and the costs of repairing any resulting damage. 55. Do not dispose of cigarette butts, ashes, or tobacco waste in gardens, the pool, jacuzzi, common areas, or any other area of the property. PSYCHOACTIVE SUBSTANCES AND WEAPONS 56. The possession, use, or introduction of illegal psychoactive substances into the property is prohibited. 57. Bringing or using weapons on the property is prohibited, except in circumstances expressly permitted by Colombian law and that do not violate Airbnb policies. 58. Any illegal activity taking place on the property may be reported to the competent authorities. SERVICES AND SUPPLIES 59. We provide initial supplies for the stay. Where applicable, guests are responsible for replenishing consumables that run out during their stay. CHECK-IN AND CHECK-OUT 60. Check-in: 4:00 p.m. 61. Check-out: 11:00 a.m. 62. Early check-in or late check-out requires prior authorization and is subject to availability. 63. Luggage storage before check-in or after check-out must be coordinated with the host in advance. PHOTOGRAPHY, FILMING AND COMMERCIAL ACTIVITIES 64. Professional or commercial photography or filming requires prior written authorization from the host before the reservation is made. 65. Before approving the activity, the guest must provide information regarding the purpose of the production, number of people, equipment, vehicles, schedule, and any other activities intended to take place on the property. 66. Professional, commercial, advertising, or similar productions may be subject to an additional fee agreed upon in advance. 67. All persons entering the property for a production must comply with the applicable registration requirements. CONTROLS, KEYS AND ACCESS DEVICES 68. The loss, damage, or failure to return remote controls, keys, or other access devices may result in a USD 100 charge, in addition to reasonable costs required to replace or reprogram them or repair the access system, where applicable. EQUIPMENT AND ENERGY CONSUMPTION 69. Portable air conditioners may not be brought into or installed at the property without the host’s prior express authorization. 70. Charging stations may not be installed, and electric or plug-in hybrid vehicles may not be charged at the property without the host’s prior express authorization. 71. Cryptocurrency mining or the use of equipment intended for similar activities involving extraordinary energy consumption is not permitted. 72. High-power electrical equipment may not be connected without the host’s prior authorization. USE OF THE PROPERTY 73. Ceiba House is offered for tourist accommodation for registered guests. 74. The property may not be used for commercial or professional activities, events, gatherings, productions, storage, business operations, or any purpose other than accommodation, unless expressly authorized in advance by the host. 75. Any activity other than accommodation that involves additional people, equipment, suppliers, vehicles, or services entering the property must be disclosed to and approved by the host in advance. PETS 76. Cats are not permitted inside the property due to allergies. 77. Service animals are subject to Airbnb policies and applicable law. The prohibition on cats is not intended to limit any rights legally applicable to guests with service animals. DAMAGE, CLEANING AND MISUSE 78. Immediately inform the host of any damage, accident, loss, malfunction, or unsafe condition occurring during the stay. 79. Guests are responsible for damage they cause intentionally, negligently, or as a result of violating these rules, beyond normal wear and tear resulting from reasonable use of the property. 80. Where applicable, the host may request reimbursement for damages, missing items, extraordinary cleaning, or other reasonable costs through Airbnb’s Resolution Center and in accordance with the platform’s policies. 81. Guests may not dismantle, modify, tamper with, or attempt to repair any equipment or installation at the property, including electrical, plumbing, climate-control, pool, jacuzzi, steam room, lock, or security systems. ACCEPTANCE OF THE HOUSE RULES 82. By making a reservation and using Ceiba House, the guest acknowledges having had access to these rules and agrees to comply with them throughout the stay. 83. The primary guest is responsible for informing accompanying guests of these rules and making reasonable efforts to ensure that their visitors comply with them. 84. These rules shall be interpreted and applied in accordance with Airbnb policies and applicable Colombian law.
